Ever wondered what to ask and how it works to build a new home? Every home builder nuilds homes with different processes and systems, but, your consumer expierence shouldn't be so different, no matter who builds your home. You should have the information you need up front to make an informed decision and feel knowledgeable and comfortable in your decisions to move on a new build.
Here is a list of my top 12 questions everyone should be asking thier builders.
- Build time frame?
- What is the build process like?
- Who do I communicate with throughout the build? Will it be a sales agent, the superintendent, or the builder themself...
- Do you offer design services or customization to the floorplans?
- What is included the warranty? How Long does warranty last for?
- What is the earnest deposit structure?
- Who carry’s the construction loan?meaning are they financially sound and going to be here for the long haul...
- Can I walk thru the home while it’s under construction?
- What is included in the base price? Does the Builder have any standard features or do they work off of allowances?
- What kind of lot inventory do you have? Does the builder have enough lot inventory for you to chose from?
- How many homes vs man power does the builder have- ultimately how quick can they build it?
- How does this builder rate on price per square foot compared to their competitors?
At the end of the day you will chose a builder who you ultimately get along with and has the product you desire but it’s important to make sure these things are covered.
